YAMAL is an exclusive coastal smart destination on the Gulf of Oman, in Al Seeb, Muscat, forming part of the broader Futuristic Smart City initiative inspired by Oman Vision 2040. YAMAL harmonizes contemporary design with the natural coastal environment to create a vibrant lifestyle destination for residents and visitors alike. Project Strategic Location The project is located west of Muscat City (near Beit Al Baraka Palace), 4 km from Sultan Haitham City, and 27 km from Muscat International Airport. Al Naseem Heritage & Recreational Park, covering 215,000 m², is integrated into the site. Project Vision YAMAL aims to create a premium integrated coastal residential and tourism destination offering luxury, comfort, and active living in a smart, green, and sustainable environment. YAMAL provides 6,220 residential units, including villas, beach cabins, and apartments, complemented by a beachfront hotel and serviced apartment buildings. Almost 50% of the total area is dedicated to green landscapes, water features, and open beach spaces, while built-up areas occupy no more than 15% of the land, ensuring a healthy, spacious, and visually pleasing environment. Planning Philosophy The master plan of Yamal seamlessly integrates buildings, green landscapes, water features, and open spaces, creating a natural and scenic environment that encourages residents to embrace outdoor living in harmony with the coastal activities. YAMAL occupies approximately 2.21 million m² along Muscat’s beachfront, with a coastline of about 1,760 meters.
