Project Strategic Location The project is located west of Muscat City (near Beit Al Baraka Palace), 4 km from Sultan Haitham City, and 27 km from Muscat International Airport. Al Naseem Heritage & Recreational Park, covering 215,000 m², is integrated into the site. Project Vision YAMAL aims to create a premium integrated coastal residential and tourism destination offering luxury, comfort, and active living in a smart, green, and sustainable environment. YAMAL provides 6,220 residential units, including villas, beach cabins, and apartments, complemented by a beachfront hotel and serviced apartment buildings. Almost 50% of the total area is dedicated to green landscapes, water features, and open beach spaces, while built-up areas occupy no more than 15% of the land, ensuring a healthy, spacious, and visually pleasing environment. Planning Philosophy The master plan of Yamal seamlessly integrates buildings, green landscapes, water features, and open spaces, creating a natural and scenic environment that encourages residents to embrace outdoor living in harmony with the coastal activities.
